The proposition is the let of the self-contained apartment at Casa La Rocca for holiday purposes for up to 4 people and one baby. The apartment is considered suitable for those with mild mobility issues. The letting period is from 3 nights upwards but most bookings are for 7 or 14 nights. We operate a flexible changeover day policy. All facilities required for self catering are provided.
The let is managed by us and we usually remain living in the main house during the rental period from where any assistance required by guests is easily given.
Apartment guests are also free to access the land and use the pizza oven.
We advertise the apartment on the Holiday Lettings website on a commission basis whereby Holiday Lettings adds a commission to our rental cost which is payed by the renter to them. We pay a further 3% commission to Holiday Lettings. (There is an alternative model whereby the advertiser pays an annual fixed fee of approximately £600 to Holiday Lettings and they do not charge any commissions).

The Holiday Lettings website (when used in conjunction with our business Paypal account) also provides all the functions we need to answer queries, make quotes, confirm bookings, maintain the availability calender, take payments and refund deposits. It’s very straightforward – for guests and for ourselves.

We operate in English and our guests usually speak it fluently. We price in UK Sterling and declare income (for personal taxation) in the UK. (There is no Italian business entity.) Our guests come from all over the world – ten different countries at the last count. Hot spots are Germany, the US, the UK, Ireland, Australia and the Netherlands.
A number of our guests return for a further stay and this repeat business is likely to continue.
